With all of the above services we offer full marketing, accompanied viewings, full referencing and vetting of tenants including;- previous landlords, employment, fraud check, bank check and credit score for all tenants. We deal with all aspects of compliance regarding anti money laundering and the deposit protection service (where your deposit will be held) including prescribed information. All contracts and work is included up until start of tenancy there are no hidden or additional fees.
Rent Collection includes the above plus abode limited collect's the monthly rental payments and pass onto the landlord minus abode limited fees. Also an initial 6 months rent guarantee insurance giving full rent payments if missed and all legal fees inc barristers and court time should we need to evict tenants, your presence in court would not be required.
Full Management includes the above rent collection service plus Submitting the deposit to the tenancy deposit scheme on your behalf and dealing with the return of the deposit after tenancy (subject to an Inventory being in place) All property inspections through out tenancy is included also within the full management option.

Inventory from £132 - Please note abode limited will not be able to carry out ANY internal inspections provided for full management service only - without an independent professional inventor. Landlords should be aware that any charges to be made against a tenants deposit at end of tenancy will not be possible without an independent professional inventory.

An Electrical Installation Condition Report will become a legal requirement for all new tenancies in England from 1 July 2020 or from 1 April 2021 for existing tenancies. The Regulations require landlords to ensure that every fixed electrical installation is inspected and tested at least every five years by a qualified person, this is a 7 page document that can take upto a entire day to complete;
The Prices our VAT registered electrician has fixed for our landlords are as below
1 bedroom property - £90 plus vat
2 to 3 bedroom property - £100 plus vat
4 bedroom property - £110 plus vat
5 bedrooms or more would be priced at the time of the safety check being completed.
Smoke detectors and carbon monoxide alarms must be provided by landlords in the correct rooms where applicable, this is a legal requirement since October 2015.
All mid term property inspections throughout the tenancy, check out, deposit return and DPS contact, is also included within the full management option and no additional fees are added to any contractor costs and invoices.
